Job Description

Under the supervision of the Portland Campus (PC) Facilities Manager, the Lead Mechanical Technician is responsible to lead a team of mechanical technicians who provide preventive maintenance, upgrades and repairs of all University mechanical systems and other related systems. The Mechanical Department is responsible for all of the Universities HVAC/R, Electrical, Steam Plant and Plumbing systems. The Mechanical Department is also responsible for maintaining the University’s food preparation/storage equipment and maintains the University’s Fire Alarm, Sprinkler and Fire Suppression systems along with managing the operation of the University’s building elevators.

Responsibilities

  • Provides day-to-day direction of the Mechanical Department
  • Prepares and communicates the daily, weekly, monthly and other schedules to the mechanical staff using the work order system.
  • Monitor work in progress, checks completed work, assist with different or unusual tasks, resolve problems, evaluate employee job performance, and assist the PC Facilities Manager with disciplinary actions
  • Acts as the contact for mechanical systems requests.
  • Coordinate with outside contractors and vendors and special projects.
  • Prepares reviews, approves and submits all requests for supplies, parts, equipment, tools and other needs of the Mechanical Department.
  • Assists the mechanical staff in troubleshooting mechanical equipment problems.
  • Performs mechanical system installations and repairs as needed.
  • Responsible for the proper operation of the building Energy Management System
  • Performs a variety of planning, scheduling and estimating tasks associated with preventive maintenance, system/equipment upgrades and new installation and repair projects.
  • Performs regular inspection of mechanical systems to identify needed maintenance and repair work.
  • Coordinate after hours call-in system.
  • Ensure compliance with university’s Health & Safety policies and procedures; assist with training of new employees.
  • Maintains required records of work done, purchases, inventory, and the like.
  • Maintains tools and equipment.
  • Maintains an appropriate inventory of supplies and materials.
  • Assists as needed with other general maintenance and grounds work needs.
  • Trains mechanical staff and other staff as assigned.
  • Manages and recommends improvements to the preventive maintenance program.
  • Assists in snow removal activities. Assist the “staff member responsible for snow removal” with scheduling, equipment needs, repairs and other tasks. 
  • Understands and complies with MSDS and HAZCOM procedures and policies as part of UNE's comprehensive OSHA compliance program 
  • Understand and comply with OSHA requirements (29 CFR Part 1910) for Personal Protective Equipment (PPE) as defined by the University Chemical Hygiene Officers, the Environmental Health and Safety Coordinator (EHSC), the supervisor and Chapter 17 of the University of New England
    Safety Manual.
  • Understands and complies with RCRA Standards. Successfully completes initial for Hazardous waste handling within 90 day of date of hire. Ongoing training and refresher courses will be required annually.
  • Successful completes training as applicable to the UNE integrated contingency plan (ICP).
  • Understand and comply with the University of New England Safety Manual.
  • Performs other duties as required.

SUPERVISION EXERCISED

Full supervision of Mechanical Staff.

SUPERVISION RECEIVED

  • Receives direct supervision from the Portland Campus Facilities Manager or other senior staff member.

Qualifications

High school education, plus 10 years of relevant technical training/experience.

  • State of Maine High Pressure Boiler Operator's license required (ability to receive within 12 months will be considered), 4th Class stationary engineers license desired.
  • State of Maine Fuel oil technician licenses required.
  • State of Maine Propane/Natural Gas License required ( ability to receive within 12 months will be considered.
  • EPA Refrigeration License Required (ability to received within 12 months will be considered.
  • Broad base of technical knowledge and skills related to heating, ventilation and air conditioning, electrical and plumbing systems maintenance & installation.
  • Ability to work from blueprints and specifications CAD experience desirable.
  • Solid scheduling experience required with some estimating experience desirable.
  • Good general knowledge and skills related to other mechanical systems functions, and building construction and repair.
  • Physical ability to perform all primary and secondary job duties.
  • Ability to work evenings, weekends and on an on-call basis.
  • Working knowledge of building Energy Management Systems and controls
